A popular campsite on the shores of the Schwielowsee lake in Brandenburg is to go under the hammer next month, with a starting bid of 395,000 euros — offering prospective buyers a rare opportunity to acquire a working leisure business within 30 kilometres of the Berlin city boundary.

What is on offer

The Neue Scheune campsite, situated in the district of Ferch and managed by Deutsche Grundstücksauktionen AG, will be auctioned on 24 September at 11:00 at the Hotel Moa Berlin as part of the company's autumn sale series. The site extends across approximately 41,850 square metres and currently comprises a reception building — constructed in the early 1980s — along with sanitary facilities, six mobile homes, 86 permanent pitches, and 25 short-stay pitches. A playground and two table tennis tables are also included.

Katja Heringshausen, an authorised signatory at Deutsche Grundstücksauktionen AG, described the property as "an extraordinary object near Berlin on the Schwielowsee" and suggested it would be "ideal for people who want to take a break."

Revenues and a significant legal caveat

According to the auction documents, the campsite generates annual revenues of approximately 200,000 euros. However, prospective buyers should note a material constraint: the greater portion of the land does not transfer to outright ownership. A leasehold agreement — an Erbbaurecht — is in place with a remaining term of 66 years, meaning the successful bidder will hold the property under a long-term ground lease rather than acquiring the freehold in full.

The campsite is currently operational, and the existing owner intends to hand it over as a going concern. The Schwielowsee lies roughly 400 metres from the site entrance, with pine forests and walking trails framing the wider area — characteristics that the auction house says attract a steady stream of visitors each year. Germany has seen a flurry of unusual property sales in recent months; a 800-year-old monastery in Lower Saxony was recently listed for €999,000.

Who might bid

The listing is pitched at investors, camping operators, and leisure professionals. The final sale price and the identity of any buyer will not be known until after the 24 September auction concludes.
